What costs money is a new foundation that has to meet an old one, a roof that has to tie into an existing plane without telegraphing where it happened, and an existing house that has to be made to carry the load it was never designed for.

  • The roof tie-in. Where the new plane meets the old, and whether it can be made to look original.
  • Load path. Whether the existing structure carries the new weight, and what reinforcement it needs if not.
  • Service capacity. Whether the electrical service and the HVAC can take the added square footage, or have to be resized.
  • Matching what is there. Siding, brick, windows and trim that have weathered for twenty years.
