What decides the number

The design is the estimate. The site is the variable.

Two houses with identical plans can carry very different numbers, because the land decides more than the drawings do. That is why we price to your design and your site — never to a square-footage formula.

What actually moves the number

  • Site conditions. Lakefront, acreage, slope, access. The lot decides the foundation, the drive, and sometimes the whole plan.
  • Whether utilities are at the road. Well and septic versus municipal hookups is a five-figure question — answered before you buy the lot, if you bring us in early.
  • The township permit path. Every township runs its own process. Knowing it is the difference between a schedule and a hope.
  • Structure and spans. Great rooms, long spans and walls of glass are engineering decisions — designed and priced, never approximated.
  • Selections, made before pricing. Cabinetry to doorknobs, chosen and signed before the contract. That is why the number holds for 14–18 months of construction.

The lakefront and acreage lane

Three of our published projects are lake projects — a lake house kitchen and living room, a lake house primary bath, and a new lake house built from the ground up. Water, slope and setbacks are our home field.

How the price holds

Four stages. One fixed price. Nothing on a verbal.

Change orders exist because decisions get deferred. An allowance is a decision deferred with a placeholder number attached. Move every decision in front of the contract and there is nothing left to change-order.

Design Agreement

Sign-off: design agreement signed

The design fee is 1–3% of projected project cost, and it buys more than drawings. It also buys the homework: non-destructive inspections of what is behind the walls, under the floors and above the ceilings — so your price is built on what your house actually is, not on what anyone hopes it is. A portion credits toward your build agreement if that agreement is signed within 90 days.

Plans & Selections

Sign-off: 100% signed · zero TBDs

Cabinetry, counters, tile, fixtures, hardware, flooring, paint — every one chosen, priced and signed. Estimating does not begin until every selection carries your signature.

One True Price

Sign-off: contract + job scope addendum

One fixed price, with a job scope addendum attached that accounts for every item on the job. Nothing left to allowances by the time you sign. The number is the number.

Build with Confidence

Sign-off: inspections passed

Once the build contract is signed, we develop the final construction plans — the working drawings your job is built and inspected from. Every trade bid at least twice. No subcontractor on site until their release is signed off. A written schedule, and an update on the same day every week.

How much does a custom home cost?

A custom home is priced to its specific design and site — not to a per-square-foot guess. Lux Builders designs and selects everything first, then fixes the complete construction cost with One True Price before breaking ground. Nothing left to allowances, no open-ended budget.

How long does a custom home take?

Recent custom homes have run 14–18 months from design to completion. The design phase sets the schedule you sign — and the weekly update tells you where the build is against it, on the same day every week.

Do you build on lakefront and acreage lots?

Yes — it is our specialty lane. Lakefront and acreage sites bring real conditions: slope, access, setbacks, water, soil. The site is evaluated in design, and its costs are in the contract, not discovered after.

Can you build on our land?

Your land or ours. If you are evaluating a lot, bring us in before you buy — a fifteen-minute conversation about slope, utilities and the permit path can save a very expensive mistake.

What warranty comes with a new home?

Eighteen months on our workmanship — everything not already covered by a manufacturer's warranty. Mechanical, electrical and plumbing carry a twelve-month warranty, serviced by the licensed trades that installed them. Manufacturer warranties pass through to you.
